Major events that took place this past week:
- We now have an updated Shelter-In-Place Order from the Seven Bay Area Health Officers, effective May 4th through May 31st.
- Governor Newsom plans to release new guidelines this Thursday for adaptations to the SIP Mandate relating to the retail business sector and 2nd Phase of the recovery plan for California.
- For now, Bay Area SIP Mandate remains in place, except for essential needs, businesses and identified outdoor activities – all needing to comply with social distancing.
- Real Estate is an essential business with social distancing to be followed. Buyers may now view both vacant and occupied homes with their realtor and limited to 2 visitors from the same household. Sellers must vacate the property prior to the scheduled showing and is required to sanitize after each showing. Contact me to discuss details for both buyers and sellers.
According to MLS’s, marketplace for Santa Clara County’s residential real estate, here’s what’s happened in the overall market for Single Family Homes over the last couple of weeks.
Please note some of the numbers from last week have changed due to updates within individual listings. I have used the most recent search results to keep things as accurate as possible
From April 20th through April 26th there were
183 New Listings
121 Listings Went Under Contract
134 Listings Sold
And….
From April 27th through May 3rd there were
205 New Listings (up 12% from the previous week)
130 Listings Under Contract (up 7% from the previous week – 2nd week in a row of upward trend)
126 Listings Sold (down 6% from last week)

Currently there are 991 Single Family Homes available in all of Santa Clara County. Days on Market have been frozen since March 17th, so sellers who are eager and ready to sell are using the strategy of bringing their homes to market now, with use of virtual viewings while under the SIP Mandate.
There are currently 450 VACANT Homes. These homes are easier to make appointments to view BUT, now ALL Active homes CAN BE VIEWED with an appointment, and social distancing with only 2 people (with 1 agent) with the updated guidelines of real estate considered an Essential Business.
Again, our #1 priority is to bend the curve by abiding by the SIP mandate and social distancing for those going about essential business. It’s important to first protect yourself and your family.
