Major events that took place this past week:
• Still working to bend the curve and SIP Mandate is still in place for foreseeable future.
• Next phase conversation has begun for simultaneous efforts to focus on the pandemic crisis to bend the curve and get the pandemic under control while strategizing for economic recovery and growth moving forward.
• All planning and decisions are guided by health, science and real data as stated by Gov Gavin Newsom last week.
• Essential business in real estate has now been extended to allowing photographs and videos to be taken of a listing regardless of whether it is vacant or occupied – of course with social distancing applied. This will allow for easier virtual viewings to take place on homes that are occupied while on market.

here’s what’s happened in the overall market for Single Family Homes over the last couple of weeks.
Please note some of the numbers from last week have changed due to updates within individual listings. I have used the most recent search results to keep things as accurate as possible
From April 6th through April 12th there were
161 New Listings
112 Listings Went Under Contract
122 Listings Sold
And….
From April 13th through April 19th there were
167 New Listings (up 4% from the previous week)
99 Listings Under Contract (down 12% from the previous week)
168 Listings Sold (38% increase)

Currently there are 899 Single Family Homes available in all of Santa Clara County. Days on Market have been frozen since March 17th, so sellers who are eager and ready to sell are using the strategy of bringing their homes to market now, with use of virtual viewings while under the SIP Mandate.
There are currently 402 VACANT Homes. These are homes that CAN BE VIEWED with social distancing and only 2 people (with 1 agent) under the mandate stating that real estate is considered Essential Business.
Again, our #1 priority is to bend the curve by abiding by the SIP mandate and social distancing for those going about essential business. It’s important to first protect yourself and your family.
